Introduction:

Tree Frontiers were approached by Bruton Knowles Property Consultants who were acting as planning consultants for a project at a residential property in Gloucester. Submitted plans had received objection from the local authority, and arboricultural input was required in order to mitigate this. We were able to visit the site, survey the trees and provide a full report within a tight timeframe, allowing the client to respond to the tree officer’s objection.

The Client:

Bruton Knowles Property Group provides specialist property advice across valuation, development, planning and asset management. In this particular case they were acting as development and planning consultants for a development project at a residential property in Gloucester. Plans had been submitted to Gloucester City Council for the addition of a four-bedroom bungalow within the boundary of the property. These had been met with objections on the grounds that a tree survey and Arboricultural Impact Assessment would be required prior to determination.

The Opportunity:

Following an initial conversation with Bruton Knowles and the Architect (Sutton Cox Architects), Tree Frontiers arranged to visit the site in order to carry out a tree survey. During this we were able to identify 11 trees or groups of trees that would require removal in order for the proposed development to go ahead. In addition to this we also outlined works that would need to be done to a further nine trees in order to facilitate construction.

As well as looking at tree loss, in collaboration with the Ecological Consultants (Acer Ecology), we also noted that there would be sufficient space within the site to accommodate replacement planting and achieve Biodiversity Net Gain (BNG) within the site.

The Results:

Tree Frontiers provided the client with a detailed schedule of trees and a full arboricultural impact assessment. In this we detailed the trees which would require removal, those which would require pruning works, and those which should be retained. For this latter group we detailed tree protection measures that would need to be adhered to.

We also outlined three potential areas for replacement planting within the site, and gave guidance regarding principles of ‘right tree, right place’

These documents were submitted to the local authority to accompany the outline planning application. Following this the tree officer has withdrawn their objection and we are hopeful of a decision notice in the coming weeks.
